Overview

Reporting directly to the Vice President, Development, the Director Development will be responsible for development projects, ensuring that value maximization and project quality is achieved.

Duties and Responsibilities

  • Assess new accretive development infill and expansion opportunities and repositioning/redevelopment opportunities within the existing portfolio.
  • Provide advice to the asset management team on suite creation opportunities.
  • Collaborate and support the asset managers and investment team throughout the project lifecycle
  • Conduct financial and planning feasibility analysis and project due diligence to determine the viability of such opportunities and associated returns.
  • Work closely with other development team members to ensure best practices throughout the team.
  • Provide strategic input, manage approval process, and present plans and designs to external stakeholders and senior management.
  • Anticipate possible impediments to expansion/development, determine appropriate resolution, consult with internal stakeholders/asset management, construction group etc., and direct consultant team to adjust development strategy, accordingly, being mindful of schedule project objectives.
  • Secure and lead project teams of professional consultants and contractors through full project approvals process, including re-zoning, official plan amendments, site plan approval, variances, consents, and all other regulatory approvals required.
  • Enhance process improvement for both internal and external processes to accelerate development cycle times and returns.
  • Improve and expand stable of outside consultants, contractors, project managers etc.

Requirements

The Director Development will have a proven progressive track record of success in real estate development:

  • University degree in Business, Engineering, Urban Planning or Architecture
  • Minimum five years of business or work experience including management of the approval processes, working with external consultants, municipalities, and other governmental agencies
  • Excellent knowledge of construction/architectural concepts
  • Working knowledge of financial pro-formas and cash flows
  • Extensive experience with planning and approvals and project management
  • Ability to lead and to prioritize competing short- and long-term deadlines
  • Ability to build strong relationships with diverse internal and external groups
  • Ability to work autonomously, make decisions and problem-solve independently, effectively, and creatively in a high-paced environment
  • Excellent communication skills with advanced proficiency in Excel and PowerPoint
